GUEST ACCESS:
Treat our place like home as you will have full access to the house and backyard. No garage access (just yet).
Other things to note:
HOUSE RULES: Absolutely no parties or events, large gatherings are welcome within the capacity of 10. Anything deemed excessive of a large gathering will lead to automatic eviction.
PETS: Pets are allowed on a approval basis, please check with us before booking.
PET FEE: Approved pet's will be $150 per pet, per stay.
PET RULES: Supervision: Do not leave pets unattended. Arrange for a sitter or take them with you. Cleanliness: Ensure pets are clean. Guests must clean up after their pets, inside and outside. Furniture: Pets are not allowed on furniture or bedding. Bring your pet's bed or crate. Damage: Guests are liable for any pet damage. Extra cleaning fees may apply for pet-related issues. Noise: Pets should not disturb neighbors. Persistent noise may lead to extra charges or end of stay. Amenities: We provide pet bowls and waste bags. Dispose of waste properly. Health: Pets must be vaccinated and free of fleas/ticks. Provide proof if requested. By bringing your pet, you agree to these terms.
NOISE LEVELS: Guests should respect all designated quiets hours. Noise levels must be lowered after 10PM based on city rules. Noise complaints will lead to automatic eviction.
PARKING DESIGNATIONS: guests should be mindful of designated parking locations and hours, and the number of cars that is allowed. Driveway (2 Vehicles) Street Parking available
PARKING NOTE: The neighborhood street sweeping is on the 1st & 3rd Monday each Month from 7am to 3PM. Street parking is not allowed during those dates and hrs.
TRASH: Guests should put their trash in designated trash receptacles and be mindful of excessive amounts of trash that exceed the neighborhood norm. We have a concierge service that will take the cans out and bring them back when needed.
POOL SERVICE:
We have a pool service on Monday's and Thursday's.
POOL & SPA Heating:
Pool heating is available for a charge of $100 for 12 hours of heating. Spa heating is of no extra charge.
UNWANTED PESTS: Pest control is on a scheduled maintenance (every 3 weeks)
CLEANING FEE: To maintain the property we require a $300 cleaning fee for every two weeks. This means for guests staying longer than 2 weeks will have a second cleaning fee.
SMOKING: This is a non-smoking house.
CHECK OUT:
-Gather used towels: Please gather all used towels and place in the laundry room. We will handle this rest.
-Throw trash away: Please throw all trash in the outside bins located on the side of the house.
-Turn things off: Make sure to turn all the lights off and tv's.
-Lock up: Please make sure the patio door is locked and any windows that were opened.
-Additional requests: Please place all dirty dishes in the dishwasher and start the dishwasher before you leave.

Other Things to Note:
We have a pool cleaner that will come twice a week on Monday's and Thursday's. Friday's are trash pick up days.
Interaction with Guests:
We are always available if you need us but other than that we will let you enjoy your time with friends and family.
Long Term Renters: Owner pays for utilities, last months rent is due at signing. This is a non-smoking home. Pets are allowed with a minimum of $100 per month pet fee but will need to be discussed prior to signing the lease. The tenant will pay utilities through first month's rent deposit, in addition we require tenant to secure renter's insurance through the terms of the of the lease agreement with a minimum liability coverage of $100,000.
The home comes fully furnished. Upon approved credit (OAC), the total move-in cost will be the first month's rent plus an additional month's rent for the deposit and utilities.

Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
